Join our team at Webster at Rye as the Director of Plant Operations! In this important role, the Director of Plant Operations is a contributing member of the leadership team directly responsible for Maintenance/Plant Operations.

Responsibilities

General responsibilities will cover, but are not limited to, the following:

  1. Regularly meets with the Executive Director to discuss maintenance issues of Webster at Rye and construction priorities, department purchases, budgets, management concerns, supervisory issues, and intra-departmental policies and procedures.
  2. Consults with the Executive Director on priorities pertaining to preventive maintenance, remodeling and construction projects, equipment and systems installations. Adept at implementing cost saving programs.
  3. Complies with and enforces established policies and procedures including safety and security.
  4. Regularly inspects all equipment and systems for compliance with local, state, and federal regulatory codes, ordinances, and safety regulations. Reports defects and/or violations to the Executive Director.
  5. Performs general carpentry and repairs and knowledge building operations (HVAC).
  6. Negotiate and implement cost effective contracts with outside vendors through a bidding process to ensure that The Huntington at Nashua's physical environment fully addresses access, health, safety, and other applicable legal requirements. This includes, but is not limited to, Landscaping, Snowplowing, Auxiliary, Generator, Elevators, Waste Disposal, Fire and Sprinkler systems inspections and testing, Vehicle maintenance, Alarm systems, etc.
  7. Plans, directs, and supervises maintenance program.
  8. Organize and establish work routines. Schedule daily service and repairs. Prepare and post work schedule for building operation and maintenance.
  9. Establish preventive maintenance program for all areas, equipment, systems including the telephone system.
  10. Prioritize and schedule emergency service and repairs.
  11. Establish and maintain a work order system for all areas.
  12. Setup and maintain an inventory system of spare parts that meets the functional needs of the community both practically and financially.
  13. Attends all meetings as required such as in-service meeting, department head meetings, workshops, and seminars.
  14. Schedules and holds regular staff meeting and records and distributes minutes.
  15. Coordinate department functions and activities with other departments to maintain good employee and inter-department relations.
  16. Develops written intra-department and inter-departmental policies and procedures including review of job descriptions.
  17. Provide solid staff direction and oversight to ensure productivity measurements are achieved.
  18. Interview, orient, train new personnel.
  19. Schedule hours, assign duties, evaluate work performance.
  20. Conduct regular in-service meetings and trainings.
  21. Compute department operating costs, prepare department budget and submit to the Executive Director.
  22. Maintain department records and oversee timekeeping for Maintenance and Security team members, work orders, administrative reports, blue prints, codes and standards, preventative maintenance records, cost allocation records.
  23. Plan and recommend development and improvements to the physical plant including advising administration on plans, participating in interviewing contractors, analyze bids, act as a liaison with contractors, architects, and suppliers, and supervise and approve of contracted work of outside contractors.
  24. Accompany state and local inspectors on tours of buildings and grounds.
  25. Assist in disaster program, lead the Safety Committee and participate on committees and acts as a consultant to other departments.
  26. Investigates any accident or incident within department and implements corrective action.
  27. As a department head, will be held accountable for safety/risk management within the maintenance department.
  28. Participates in continuing education programs for all employees including but not limited to body mechanics, right-to-know, and fire and safety procedures.
  29. Other duties as requested and assigned.  Hands on role. 

Qualifications

  • High School diploma required. 
  • Technical Certification and/or College degree recommended. 
  • Previous experience as a leader in Maintenance/Security necessary. 
  • Ability to handle numerous responsibilities at the same time. 
  • Must have excellent communication and organizational skills. 
  • Ability to be flexible including work schedule based on business needs. 
  • Excellent people management skills.
  • Ability to be a hands-on leader including prolonged periods standing and walking and push, pull, life up to 50 lbs. 
  • Strong proven ability to meet deadlines and follow up appropriately on assigned tasks.
